Subfloor preparation, the part that matters
Nearly every flooring failure is really a subfloor failure: humps telegraphing through vinyl, boards creaking underfoot, moisture curling edges. We level with screed and ply where needed, screw down loose boards, test moisture on concrete, and fit the correct underlay for the material and the room. It is invisible work, which is exactly why most quotes skip it and most floors fail.
Flooring for landlords and rentals
Void period flooring is our bread and butter: hard wearing LVT and laminate laid fast between tenants, thresholds and trims finished so nothing lifts, and materials chosen to shrug off the life a rental lives. Paired with fresh decoration it is the highest impact per pound a landlord can spend, and we schedule it to the day so the property is earning again quickly.
Repairs and the small stuff
Replacing a water damaged section, refitting lifted boards, silencing the creak outside the bedroom, new thresholds and beading. Small floor jobs are welcome here, and catching water damage early, often after a leak we attended, saves replacing the whole room later.

Most single rooms are fitted in a day once preparation is done. Whole properties typically run 2 to 5 days depending on materials and prep.
Do you move furniture?
Yes, we can include furniture moving and refitting doors that need trimming for new floor heights. Just tell us when booking.
Which flooring is best for rentals?
Usually LVT: waterproof, tough, quiet and easy to patch. We will be honest if your budget or property points elsewhere.
Can you fit flooring I have already bought?
Yes, fit only is fine. We check quantities and batch numbers on arrival and prepare the subfloor properly regardless.
Do you fit underfloor heating?
Yes, electric systems under tile and suitable LVT, installed with our own electricians and certified.
