Boiler repairs and servicing
We diagnose and fix the classics: boilers losing pressure, leaking, kettling and banging, radiators cold at the bottom, hot water that comes and goes, and controls with a mind of their own. An annual service keeps efficiency up, catches faults early and protects most manufacturer warranties. If a boiler is genuinely at the end of its life we will tell you plainly, with a repair versus replace comparison rather than a sales pitch.
Warning signs your boiler is asking for help
- Pressure gauge creeping down every few days
- Banging, whistling or kettling noises
- Radiators hot at the top, cold at the bottom
- Pilot light burning yellow instead of blue
- Water marks or corrosion under the casing
- Bills rising while performance falls
Any one of these caught early is usually a modest repair. Ignored for a winter, several of them become a replacement. A photo on WhatsApp gets you a fast first opinion at no cost.
CP12 gas safety certificates, done properly
Every rented property with gas needs an annual gas safety check by a Gas Safe registered engineer, recorded on the Landlord Gas Safety Record that everyone still calls the CP12. Tenants must receive a copy within 28 days, and before moving in for new tenancies. Miss it and you face fines up to 6,000 pounds and real legal exposure, and since Section 21 was abolished in May 2026 your compliance file carries even more weight in any dispute.
Useful detail many landlords miss: you can renew up to 2 months early and keep your anniversary date, so book ahead rather than gambling on a last minute slot. We handle single properties and whole portfolios, pair the CP12 with a boiler service in one visit, and send digital certificates the same day.
Gas safety inspections beyond the certificate
A proper gas safety inspection covers more than the boiler: gas hobs and cookers, flues and ventilation, pipework tightness testing and the carbon monoxide alarms that law now requires in any room with a fixed combustion appliance. Our engineers check the lot, fit CO alarms where they are missing, and flag anything that will cause trouble before next year's visit. Pair the inspection with an EICR and the property's two biggest compliance items are done in one appointment.
For agents and portfolio landlords
Consolidated scheduling, automatic renewal reminders, certificates filed in the 24/7 client portal, and one monthly invoice instead of a drawer full of paper. This is the unglamorous work that keeps portfolios legal, and we have built our systems around it, from single flats in Leyton to blocks in Tottenham Hale.
Frequently asked questions
Is a CP12 legally required every year?
Yes, for any rental with gas appliances, flues or pipework, carried out by a Gas Safe registered engineer. It is one of the most strictly enforced landlord duties in the UK.
Can you do the CP12 and boiler service together?
Yes, and we recommend it. One visit, one access arrangement, and the boiler gets checked properly rather than just certified.
Are carbon monoxide alarms a legal requirement?
Yes, in any room used as living accommodation containing a fixed combustion appliance. We test existing alarms during every gas visit and fit compliant ones where they are missing.
My boiler keeps losing pressure. Is that serious?
Usually it points to a small leak or an expansion vessel issue. It is rarely dangerous but it will not fix itself, and catching it early is far cheaper.
Do you install new boilers?
Yes. If a repair no longer makes financial sense we quote supply and installation, explain the options in plain English, and register the guarantee for you.
