What the law expects in rentals
Rented homes in England must have a smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance, boilers included. Alarms must be shown working at the start of each tenancy, and landlords must repair or replace faulty alarms once reported. We install compliant alarms, test them, and give you the dated, photographed record that proves it, the paperwork that matters far more since Section 21 ended in May 2026.
Getting the detail right
Compliance is the floor, not the ceiling. Kitchens want heat alarms rather than smoke alarms that cry wolf at toast. Hallways and landings want optical smoke alarms positioned away from dead air corners. Interlinked alarms, wired or wireless, mean the alarm downstairs wakes the people upstairs, and ten year sealed battery units end the flat battery gamble. Our electricians hardwire and interlink systems cleanly, certified as part of the job.
Communal fire alarms and emergency lighting
Blocks carry heavier duties: communal fire alarm systems need routine testing and servicing, call points and sounders must work, and emergency lighting needs regular functional checks with records kept. We service systems on a planned schedule, log every test, replace failed fittings and keep the file your fire risk assessment and insurer will ask for. It slots naturally into our communal maintenance visits, one team covering detection, lighting and doors.
Alarm problems we fix weekly
- Alarms chirping at 3am, usually age or power faults, diagnosed properly
- Painted over or obsolete units replaced with current standard alarms
- Missing CO alarms fitted during gas visits, see our gas safety service
- Interlinking added so alarms talk to each other
- Wrong alarm types swapped, heat for kitchens, optical for halls
- Emergency light batteries and fittings replaced with test records
Frequently asked questions
How many alarms does my rental legally need?
At least one smoke alarm per storey used as living accommodation, plus a carbon monoxide alarm in any room with a fixed combustion appliance. We confirm the layout on site and document compliance.
Battery or hardwired alarms?
Both can comply in standard rentals. Hardwired interlinked systems are more robust and standard in HMOs and new work. We advise per property and certify electrical work in house.
How often should communal fire alarms be serviced?
On a planned schedule with routine functional testing between services, records kept throughout. We set the schedule to match your fire risk assessment.
An alarm keeps beeping. Can you just fix that?
Yes, happily. It is often age, dust or a power fault, and a ten minute visit beats a resident removing the battery, which is how tragedies start.
Do you provide certificates and records?
Every visit produces a dated, photographed record filed in your portal: what was tested, what passed, what was replaced.
