EICR certificates for landlords and agents
Rented homes in England need an Electrical Installation Condition Report at least every 5 years, carried out by a qualified electrician. The report grades every issue: C1 means danger now, C2 means potentially dangerous, C3 is a recommendation, and FI means further investigation. Any C1 or C2 makes the report unsatisfactory, and remedial work must be completed within 28 days. Penalties for non compliance can reach 30,000 pounds, and since the Renters' Rights Act removed Section 21 in May 2026, clean compliance paperwork matters more than ever in any possession case.
We test, we report, and unlike test only firms we carry out the remedials ourselves, then issue the satisfactory certificate. One company, start to finish. Pair it with your annual gas safety certificate and both compliance jobs happen in one access visit.
Fuse boards and consumer units
The consumer unit is the heart of the installation, and older boards without RCD protection are the single most common reason an EICR fails. We replace outdated fuse boxes with modern consumer units featuring RCBO protection on every circuit, which means one fault no longer blacks out the whole property. Replacement typically takes a day, is fully certified, and instantly modernises the safety of the home.
Everyday electrical work
Fault finding when circuits trip and nobody knows why. Extra sockets, lighting design, outdoor power, electric shower circuits, extractor fans, EV charger groundwork and full or partial rewires in older properties. All work is certified and logged in your client portal with photos.

Portfolio scheduling for agents
Managing certificates across dozens of properties is a calendar job as much as an electrical one. We hold renewal dates, batch bookings by area to reduce tenant disruption, chase access professionally and file every certificate in your 24/7 portal. Month end brings one consolidated invoice instead of a drawer of paper. Agents in Walthamstow, Hackney and Enfield run entire portfolios through this system.
Frequently asked questions
How often does a rental property need an EICR?
At least every 5 years in England, or at change of tenancy if the report requires it. We track renewal dates for our landlord clients so nothing lapses.
What happens if my EICR comes back unsatisfactory?
C1 and C2 items must be fixed within 28 days. Because our electricians do the remedial work themselves, most failures are quoted immediately and fixed well inside the deadline, then certified.
How long does an EICR take?
Usually 2 to 4 hours for a typical flat or house, longer for HMOs. We confirm timings when you book so tenants know what to expect.
Do you handle emergency electrical faults?
Yes, 24/7. Burning smells, buzzing boards, and total power loss are treated as emergencies. If it feels dangerous, switch off at the main and call us.
Do you do small jobs too?
Yes. A single socket, a dead light circuit, a wonky switch. No job too small is genuinely how we run the diary.
